Proposed Agenda

  • A bit about me.:  Why I became a business broker and why I do certified valuations.
  • What to do when your valuation is 300 pages long!:  How my BCA saved my sanity and nearly broke Shawn's wrist!
  • The Spreadsheet Doesn't Lie (or does it...?):  Dealing with businesses that have negative cash flow and the Tale of A Bar and Grill.
  • No records?  No problem!:  What to do when clients don't have all the info you'd like.  Come on, Kumon!
  • The SBA is always right!:  Or, how to play along to get along.  The time when the SBA quibbled over word choice (i.e. "calculated" vs. "determined") and the time they changed the client's name.
  • If you mess up, fess up!:  Data and formulas and Reconciled Valuations- Oh My!  The story of the Home Staging Business and getting the inventory wrong.
  • Yes, that is a rabbit from my hat!:  Turning lemons into lemonade can be magical!  How I got paid from another appraiser's report!  The story of Pawn Shop Wars.
  • Projections Schmections!  Who needs the DCF anyways!?!:  The Little Roofing Company That Could and why the DCF failed.
  • When real estate isn't.:  The story of the Liquor Twins and how the real estate was killing the valuation.  One liquor store was leased, but had more value; the other liquor store had real estate, but was worth less.
